Objective of the Role: The Center Manager (Team Leader) is responsible for managing all aspects of a Cloud Spaces location as if running a small business, within the structure and support of the company. This includes sales, client relations, team management, operations, and financial performance. The role focuses on achieving revenue growth, client retention, and profitability while fostering a positive and high-performing team culture. Key Responsibilities: Sales & Business Growth: • Learn and master Cloud Spaces’ products, services, and USPs to provide tailored solutions to clients. • Handle all sales opportunities through phone, online, or in-person tours. • Convert: - 1 in 6 Cloud Suite inquiries to resident clients. - 1 in 2 membership leads to members. - 5 day passes per day, with minimum net growth of 4 memberships per month. • Enter all leads and opportunities into OPERATE (CRM) and maintain up-to-date records. • Achieve monthly and annual revenue targets and exceed operating profit projections. Sales Administration: • Keep CRM, sales notices, floor maps, and service agreements up to date. • Ensure all agreements are executed and uploaded accurately. • Celebrate team sales achievements and reinforce a culture of success. Team Management & Leadership: • Hire, train, and manage a motivated, well-balanced team to support client needs and business growth. • Conduct team meetings every six weeks to motivate, educate, and reward. • Foster a positive, engaging work environment and maintain team churn below 40% annually. • Lead by example in work ethic, professionalism, and client service. Client Relations & Customer Service: • Exceed client expectations and implement the “Get It Right The First Time” policy. • Personally welcome new clients and ensure smooth onboarding with the team. • Identify client needs proactively and provide value-added solutions. • Handle client queries and concerns within 24 hours. • Deliver regular complimentary touches (snacks, coffee, or refreshments) to enhance client experience. • Understand client termination reasons and aim to re-sell or retain clients before they exit. Financial Management: • Monitor and analyze monthly profit and loss statements (after the first 8 weeks). • Compare current performance against previous months and years; identify opportunities to increase profit. • Ensure accurate receipting of client payments and coordinate with Accounts for collections and reminders. • Prepare and distribute accurate client invoices by the 1st of each month. • Audit recurring charges and ensure all pricing is consistent and correct. Operations & Facility Management: • Maintain all floor equipment and liaise with IT for communication and system maintenance. • Ensure all clients are correctly set up in OPERATE and that agreements are accurately reflected. • Keep occupancy above 85% while maintaining a vibrant and professional environment. • Attend at least one networking event per month and maintain strong commercial knowledge of the local market. Key Performance Indicators (KPI): • Convert 1 in 6 Cloud Suite inquiries and 1 in 2 membership leads. • Maintain floor occupancy above 85%. • Achieve 5 day pass sales per day and a minimum net growth of 4 memberships/month. • Increase revenue month-on-month and exceed operating profit targets. • Keep team turnover below 40% annually.
Requirements
- Experience in business operations, sales management, or leadership roles (preferably in coworking, hospitality, or serviced offices). • Strong background in client relations, customer service, and team management. • Understanding of financial reports and revenue/profit management. Skills & Attributes: • Attitude: Positive, enthusiastic, confident, approachable, honest, and solution-oriented. • Communication: - Articulate and professional in verbal and written communication. - Excellent listening skills. - Bi-lingual preferred (depending on region; Arabic is an asset).
